We are currently seeking a Property Manager to join our office located in Buffalo, NY.
PROPERTY MANAGER - Buffalo, NY
Responsibilities:
Manage all on-site Jones Lang LaSalle personnel Ensure bottom-line performance of the property or properties Act as the primary liaison and agent for the client in all property management matters Assure vendor compliance of Jones Lang LaSalle`s Contract and Insurance requirements Develop and manage operating and capital budgets; including preparation of variance analysis and re-forecasting Develop RFP`s and project manage capital projects and large building repairs Process invoice information immediately and provide support to the accounting team as necessary Negotiate and manage services and building contracts Oversee the provision of any necessary support services and supervise the work of outside contractors at the property to ensure that services are performed in a workmanship manner and comply with municipal codes and safety considerations Ensure the timely completion of maintenance of all building operations and systems, including the coordination of preventive maintenance work Manage the HVAC, power and mechanical systems Manage all internal projects (moves, adds, changes, tenant improvements) Track and report environmental data, workspace data and energy data Ensure that the facility or facilities in the area of responsibility pass all audits/reviews Create opportunity for cost saving measures and develop a plan to add value to the property for both the long and short term Complete Emergency Evacuation and Disaster Recovery exercises as outlined by the client Update and maintain a site specific Building Recovery Plan for the building Manage/facilitate the building`s AED program and ensure compliance with all equipment inspections In the event of a crisis, ensure the resolution of any items in an appropriate time frame Ensure that all safety procedures are followed throughout the building Assure that all life safety systems are operational and all fire inspections, fire drills and safety inspections are performed Assist in managing any environmental initiatives that may be implemented by the customer Complete and manage any other projects or duties that may be assigned Complete routine inspections and reporting requirements as specified by Client (or, as specified within the Management Agreement) Utilize JLL IT systems, i.e. 360 Facility, OneView, MyFacility, OneView, PeopleSoft, etc. to the fullest extend and as required on the account to assure compliance with all procedures Provide, as specified by Client, all incident reporting Communicate closely with the Client on important issues arising at the facility or facilities in order to keep the Client appraised
Additional Responsibilities Relating to the Data Center:
Contract Management for site infrastructure to include HVAC, Fire Suppression Systems, UPS & Battery Maintenance, Control System maintenance, to include on-site presence when maintenance and/or repairs are scheduled or performed on an emergency basis Schedule, track and record all maintenance and repairs Manage site assigned Engineers; schedule, and perform maintenance and repairs to CRAC units, cooling towers, water treatment, system pumps and chiller plant adjustments; WW Engineers also perform rounds in mechanical and electrical distribution areas and fills out equipment logs Change control management for all service and repair work in addition to power installs and decommissioning Utilize 360 Facility for recording and tracking all repairs and maintenance
Bachelor degree preferred Minimum five years property management experience Knowledge of Microsoft Office Excellent interpersonal skills Experienced supervisory skills CPM and/or RPA designation desirable e offer a competitive salary and benefits package.
